GUIDELINES

Villa Rules & Policies

Noise Policy

Outdoor entertainment: 8am-12am (max 70dB). Reduced volume after 10pm. Indoor gatherings until 2am (max 70dB, up to 30 non-villa guests).

Catering

All events require outside catering. Villa's private chef can prepare food for up to 20 guests. EOs must set up facilities outside and ensure complete cleanup.

Guest Capacity

Maximum 120 guests at any event. All non-resident guests must vacate by midnight unless arranged in advance.

Facilities

Guest washrooms limited to powder room in living area. Private bathrooms off-limits. Portable toilets highly recommended for events.

Electricity

Villa electricity not available for events. Lessee and EO must provide alternative power source sufficient for event needs.

Smoking

Prohibited inside the villa. Only allowed in designated outdoor areas. Violations result in THB 20,000 fine plus cleaning fees.

PLANNING

Event Organizer Requirements

Event Organizers

All events and weddings with more than 20 guests must be organized by professional Event Organizers (EOs). Property staff cannot assist with event planning.

EOs must be on-site at all times during the event, including preparation and dismantling periods. Suppliers will not be allowed on-site without an EO present.

Event Rundown

A detailed event plan must be submitted to the Guest Experience Specialist for approval at least 4 weeks before the event date.

The rundown should include full details of expected number of guests, ceremony, dinner, entertainment, DJ, live band, and other activities.

Equipment & Setup

All necessary equipment (tables, chairs, plates, cutlery, glasses, serving dishes, kitchen equipment) must be supplied by the outside caterer.

All floors must be protected with specific tape that doesn't leave marks. The second floor is restricted to villa guests only.

Garden furniture and sunbeds should not be used during events. Property furniture must stay in place unless authorized.

Cleaning & Deposits

Security Deposit: USD 10,000 required prior to arrival (credit card 48 hours before or bank transfer 10 days before).

Cleaning: Property must be cleaned and rubbish removed the same night. Additional cleaning fees apply if required:

Up to 20 guests: USD 200 + VAT
21-30 guests: USD 350 + VAT
31-40 guests: USD 400 + VAT

IMPORTANT

Special Requirements & Policies

Fireworks

All fireworks must be pre-approved and conducted by professionals. Displays must be launched from a barge on the ocean and completed by 10pm.

Prohibited during dry season. Liability and comprehensive insurance required. All permits must be obtained. Lanterns are forbidden by Thai law.

Drones

Drones smaller than 2kg allowed within villa area only. Must not disturb neighbors.

Larger drones must be registered with CAAT and NBTC with valid annual insurance. EOs must inform Event Venue Management if drones will be used.

Marquees

Recommended during monsoon period (May-October). Must be free-standing structures.

Responsibility for effectiveness and sturdiness lies with Lessee and EO. Marquees must be promptly removed after event without damaging grass.

Environmental Policy

We advocate for prevention of cruelty and ethical care of elephants and wildlife.

We do not allow nor condone hiring and use of elephants and/or other wildlife for any events held in the villa or immediate surrounding areas (beach).
